Getting you a great home is an exciting process and a number of steps need to take place so that the process flows as smoothly as possible. Below is an overall view of how The Art House Factory will work through this process with you.
The first step is for you to have a look at our pre-designed floor plans and decide which one you like most and would like to work with.
Step 2 is about checking suitability for your site. To do this we need to gather information about your site and your council. For example, design covenants, council zoning, the general lay of the land. You will be sent a list of information required and instructions on how to go about getting it.
Step 3 and can 4 happen simultaneously! Bonus!
Step 3 is where I make any adjustments to your chosen design to suit your needs and site and confirm finishes and possible artwork, while…
In Step 4 we gather any additional information we need to be able to start your full design package. This includes things like surveyors plans, bush fire ratings, etc. You will be sent a list of information required and instructions on how to go about getting it
Next, I need to create your building and council application package. This includes full working drawings specifically for your site, ensuring environmental compliance, writing the necessary reports and sourcing the required outside consultants that may be needed, eg, an Engineer or a Bush Fire Consultant.
Once your full design package is completed then they can be sent out to your selected builders for quotes. You will be sent an information sheet outlining some of the questions to ask builders and how to go about getting quotes.
Step 7 is where all this information is pulled together your council lodgement can be made. This step you can either do yourself or I can take care of it for you. I can provide an information sheet outlining the most common steps most councils require.
This is the most exciting step!! Once your council approvals have been completed you are ready to build and your builder/project manager will take over from here.

Prices for building can vary from location to location due to transport, product availability, builder costs, local market expectations and interest rates. Even the same floor plans can differ from one side of town to another due to wind rating, bush fire requirements and soil types. As such, we can’t provide set building costs for your project. These will be provided by your builder once they have access to your full design package, Step 6.
However, many builders are happy to give indicative ball park figures on preliminary designs. It is best to seek these ball park figures early in the process so that ball park loan amounts can be discussed with your financial bodies before you over-commit to the process.
At The Art House Factory, I want you to have the best experience and home possible and understand how exciting and stressful this process can be (having done it myself!). I am happy to provide a concept floor plan and basic elevations along with my inclusion lists for a minimal fee to the builders you choose so that you can ask for indicative ball park figures early in the process. This fee will be deducted from your design package should you decide to go ahead.
Council approval processes also vary from council to council, as do their time frames and costs. I will gather information about your council approval processes in Step 2 and pass it along to you so that you know what to expect when we get to Step 7.
Choosing to get a custom-designed house is one of the most exciting things a person can do, it can also be daunting! You are stepping into an adventure where ideas, inspiration and your designer’s skill come together to create something that is completely new.
Fortunately, there are tried and true methods of working through the process that will make the process fun and fulfilling.
Here is a quick list of the steps involved and the payment timeframes...
STEP 1. INFORMATION GATHERING
In this step, we gather all relevant information, such as your initial design brief, council information about your land, site plans etc. Step one is where we decide if we want to work together and the overall logistics.
STEP 2. CONTRACTS AND DESIGN BRIEF
This part is part of boring contracts and part exciting information! We do contracts and deposits and we as digging further into your design brief and pair that with the information in Step 1 to create a path forward.
STEP 3. PRELIMINARIES
I create 2 preliminary designs that both meet your brief. This gives the very valuable insight as to how your design brief can be answered. I explain both designs and leave them with you to ponder for a few weeks.
STEP 3. FEEDBACK
In Step 3 we discuss your thoughts, reactions and ideas around the preliminaries after you have had some time to think about them.
STEP 4. REWORK/DISCUSS - REPEAT
Step 4 is a phase more than a step. We discuss your thoughts on the 2 preliminaries and work it and other information gathered into a single design and we refine this design through a couple of appointments.
STEP 5. PRELIMINARY SIGN OFF
Once we have created a design that you love, we both sign off on it. This ends the design phase.
STEP 6 & 7. WORKING DRAWINGS AND OUTSIDE CONSULTANTS
Step 6. I start working into your final construction drawings while also…
Step 7. I gather quotes from any outside consultants required to complete your design package. these include, but are not limited to, Engineers, Bushfire Consultants, Flora & Fauna Consultants, Geotechnical Consultants. I will forward their quotes to you for approvals. Some of these consultant’s reports may be required for me to finish your design package, such as a bushfire report.
STEP 8. BUILDERS QUOTES
Collecting builder’s quotes can only be done once all the previous steps have been completed. You will be sent an information sheet on how to go about collecting your builder's quotes and it contains some hints and tips on what to look for in order to select the right builder for you.
STEP 9. COUNCIL LODGEMENT
Council lodgements come next. I can do that for you or you can do that yourself! Either way, I will guide you through the process.
STEP 10. ADDITIONAL INFORMATION OR SUPPORT
After Step 9, your builder or project manager takes over. If you any reason you need changes to the plans, additional information or any additional support then by all means contact me.
